How an attic actually fails.

Your attic is the lid on the house. Warm air rises, leaves through it in January and pulls cold air in behind it. That's why the basement is cold and the upstairs is stuffy at the same time. Four things go wrong, in this order.

Air leaks come first

Top plates, plumbing chases, wire holes, the bath fan, the hatch. Every gap in the attic floor works like a chimney. More air leaves a house through the attic than anywhere else.

Insulation only slows heat

It doesn't stop air. Blow more on top of open leaks and the leaks keep running underneath it. Sealing comes before insulating. That order is the whole job.

Frost and ice dams are heat problems

House air hits the cold roof deck and freezes. Roof snow melts from underneath and refreezes at the eaves. Not a gutter problem. Not a roof problem.

The numbers

Most attics here started around R-19. Compressed, dusty and gappy, they act closer to R-10. Our climate wants R-49 or better. We insulate to R-60 and leave the depth marker in the attic so you can see it.

Attic Refresh
For attics that are dry and clean, just short on insulation.
Most Fargo–Moorhead homes built before 2000 have 6 to 8 inches of insulation up there. Code today calls for about 18. Refresh brings the attic up to R-60 without tearing anything out.
What we do
  • Foam-seal the attic hatch, top plates, plumbing and wiring penetrations
  • Install baffles at the eaves so the soffit vents keep breathing
  • Blow TruSoft cellulose over the existing insulation to R-60
  • Depth markers on the rafters so you can verify it yourself
What it fixes
Cold upstairs rooms, a furnace that runs all night, heating bills climbing every winter.
Attic Restore
Most common
For attics with frost, ice dams, moisture or a bath fan venting inside.
Adding insulation over an air leak hides the problem for one winter. Restore fixes the causes first, then insulates. This is the job most homes in our climate need.
What we do
  • Pull back the insulation and air-seal the whole attic floor: top plates, chases, can lights, the hatch
  • Duct every bath and kitchen fan outside through insulated duct with a backdraft damper
  • Correct the ventilation: clear or add soffit intake, baffles at every rafter bay
  • Build an insulated, weatherstripped hatch cover
  • Blow cellulose to R-60 over the sealed floor
What it fixes
Ice dams and icicles, frost on the roof deck, ceiling stains in March, drafts you can feel at the ceiling fixtures.
Attic Reset
For attics with rodent damage, mold or insulation that has been wet.
Contaminated insulation can't be covered over. It gets removed, the attic gets cleaned, and it's rebuilt as a new system on a sealed floor.
What we do
  • Vacuum out all existing insulation with a truck-mounted vac; nothing goes through your house
  • Clean and treat the framing and attic floor; seal off rodent entry points
  • Everything in Restore: full air sealing, fans ducted outside, ventilation corrected, insulated hatch
  • New cellulose to R-60. Rodent- and mold-resistant, about 85% recycled paper
What it fixes
Odors when the furnace runs, droppings and nesting, insulation that was soaked by a roof leak or years of frost.
R-60 on every job. That's the finished depth marked on the rafters, not an estimate.
Before and after photos of every area we touch, sent to you when we're done.
5-year transferable workmanship warranty. It stays with the house if you sell.
